Our formula for success is comprehensive, covering every aspect of the community development process. Each potential opportunity is evaluated using an approach we have developed and refined screening hundreds of development opportunities.

Location Selection. We look for environmentally significant coastal and mountain properties in rapid growth areas that are facing developmental pressures and can be acquired on reasonable terms. During this phase, we evaluate the potential for the property, the relevance of the Optima strategy, and, where appropriate, begin economic feasibility planning.

After screening a potential property, we confirm our preliminary assumptions by performing a detailed analysis that begins with site visits and meetings with local stakeholders. Only after rigorous screening and analysis in this phase will we consider a making a commitment to the property.

Community Design. After optioning the property, we begin an extensive community and financial planning process by:

• Evaluating full life-cycle costs of development and stewardship
• Developing amenities plans
• Investigating all relevant governmental and stakeholder interests, programs and rules
• Working with leading land and community planners and designers to build a vision for the community
• Briefing investor groups

Additionally, we draft the required closing and financial documents and design a preliminary marketing plan.

Capital Structure. Our ready access to capital is the fuel that enables Optima Properties to acquire quickly and under terms necessary to limit financial risk and reduce or eliminate debt. Follow Through. To build and maintain a long-term community vision, we believe that a comprehensive follow through process is required. We work with local stakeholders to ensure that community standards and preferences are reflected in our actions. We are always mindful of the historic significance of our properties and communities in which we invest. We recognize the value of community interests and the important part they play in the development of sustainable communities. And no project is considered complete until the immediate stakeholder and land-owner community has embraced ongoing stewardship and governance responsibilities for the project.
